We take the long position on land.

Benson Development acquires residential land in the Greater Houston region, carries it through entitlement and horizontal construction, and delivers finished homesites to the builders who will sell the homes. We are not a fee developer and we are not a homebuilder.

Portfolio

Nine communities, and the shape of how we grew.

Benson Development began with single neighborhoods and the relationships they built. The work since has been larger tracts, longer horizons, and communities planned as whole places.

Chapter I — The first neighborhoods

Harris and Brazoria County subdivisions

The firm's first communities were single-neighborhood subdivisions in Tomball, Alvin, Angleton and Richwood — projects small enough that we knew every lot line personally. This is where the working relationships with builders, engineers, districts and city staff were built, and those relationships are what the later work runs on.

Chapter II — Master-planned communities

Multi-phase, multi-builder

Moving east along the US-90 corridor into Liberty County meant larger tracts, several builders on a single project, and district financing as a normal part of the capital stack rather than an exception. Sterling Traditions is the firm's first community planned end to end as a single place — 587 acres, 1,800 homesites, a five-builder roster, and an amenity program funded as part of the plan rather than promised for later. Further master-planned communities are in acquisition and entitlement.

Our Approach

Development is a sequence, not a transaction.

A community is decided long before the first lot is sold. It is decided in the drainage study, in the development agreement, in the district structure, and in the twenty acres someone chose not to build on.

Benson Development was founded in 2015 to take residential land positions in the Greater Houston market and see them all the way through. We control the property, we carry the entitlement risk, and we build the horizontal infrastructure — then we deliver finished, ready-to-permit homesites to the builders best suited to the community.

What we hold ourselves to: a plan the city would defend in a public meeting, an amenity program that is funded rather than promised, and a phasing schedule a builder can staff against.

The Sequence

From contract to community

Stage 01

Acquisition & Underwriting

Off-market sourcing and broker relationships, feasibility, market study, and the capital structure — contract, option or land bank — that matches the entitlement runway.

Stage 02

Due Diligence

Title and survey, environmental, geotechnical, wetlands and floodplain, minerals, existing leases and utility capacity. Nothing closes on assumptions.

Stage 03

Entitlements

Zoning and PUD applications, development and utility agreements, park credits and public meetings. We staff our own entitlement work rather than outsourcing the relationship.

Stage 04

District Finance

MUD, PID and TIRZ formation and reimbursement — the mechanism that funds water, sewer, drainage and roads without loading the whole cost onto the lot price.

Stage 05

Land Planning & Design

Land use, lot mix, amenity programming and design guidelines, developed with the builder partners who will actually sell the homes.

Stage 06

Horizontal Construction

Platting, clearing, detention, utilities, paving and amenity construction — phased against the takedown schedule and tracked draw by draw.

Stage 07

Builder Delivery

Lot closings, architectural review, model park coordination, and the marketing runway that gets the first homes sold.

Stage 08

Community Turnover

HOA formation and transition, amenity completion and long-term maintenance structure — the part that determines how the place ages.

Company

Family owned. Rooted in tradition.

A Texas family building Texas communities — the same people, the same standards, from the first neighborhood to the largest.

Benson Development LLC is a family-owned company, founded in 2015 to develop residential communities across Greater Houston.

The firm started with single-neighborhood subdivisions in Tomball, Alvin, Angleton and Richwood. It now takes on larger multi-phase communities with their own amenity programs, district financing and builder rosters.
